Intermediate Market Rent/ Rent to Buy

The intermediate market rent and rent to buy schemes are for people who wish to buy a property but do not have the necessary deposit or are currently unable to obtain a mortgage. The rent is 20% less than it would normally be on the open market. This allows you to put the money saved towards a deposit to purchase the property in the future.

The rent to buy scheme offers you the opportunity to purchase the property, either outright or on a shared ownership basis, after a fixed period (generally between three and five years). With intermediate market rent, the intention is that you purchase the property at some point in the future, however there is not normally a set timescale. Please note the registered provider may carry out a credit check following approval by Time2Buy and will have the final decision on whether you can proceed. The property would normally be let to you on an assured shorthold tenancy agreement. This is the standard tenancy agreement which is used by private landlords. The initial period is for six months and it would be reviewed at regular intervals thereafter. If, after the initial six month period you wished to leave the property, you would be required to give one months notice. If you go on to purchase the property the open market value would be assessed by an independent valuer at the time of purchase.
